General market benchmarks from ServiceMarket and other published Dubai painting price lists. Some prices exclude VAT. Not a FixPro quote.

These figures usually cover standard repainting of sound walls. Cracks, damp, dark-to-light colour changes and furnished rooms cost more. Ask any painter whether the price includes paint, prep, primer and VAT. See ServiceMarket’s painting cost guide for Dubai for more detail.

What Affects the Price of Painting in Dubai?

  • Size and number of rooms: more walls, ceilings and doors mean more time and paint
  • Wall condition: holes, cracks, rough patches, stains and damp need repair before painting
  • Number of coats: changing from a dark to a light colour usually needs extra coats
  • Paint brand and finish: premium and washable finishes cost more than basic emulsion
  • Furnished or empty: moving and covering furniture adds time
  • Ceiling height and access: villa stairwells, double-height ceilings and exterior walls need scaffolding or ladders
  • Who supplies the paint: the price changes if you choose and buy the paint yourself

A fixed quote is only reliable after the painter has seen photos or visited the property. Be careful with a very low price that does not say what it covers.

Do You Have to Repaint a Rented Apartment Before Moving Out?

Often yes, if you changed the wall colour. Dubai tenants normally need the landlord’s written approval before painting, and must return the walls to their original condition when they leave. Normal wear and tear is different. Under Dubai tenancy law the landlord is generally responsible for maintenance and for wear and tear that the tenant did not cause, unless the contract says otherwise.

Before you book:

  • Read your tenancy contract for repainting and maintenance clauses
  • Get written approval from your landlord for any colour change
  • Take dated photos of the walls on move-in and again before painting
  • Match the original colour, ask your landlord for the colour code, and keep the invoice
  • Agree on the condition of the walls in writing before the final inspection

The law does not set a fixed repainting schedule, so a tenant cannot demand a repaint every year. See the Khaleej Times legal answer on landlord repainting and the dubizzle guide on decorating rental homes in the UAE. This is general information, not legal advice.

Which Paint and Finish Is Best for Dubai Homes?

Choose washable, humidity-resistant paint for interiors and UV-protected, weather-resistant paint for exteriors. Dubai’s heat, humidity, sun and dust shorten the life of cheap paint. FixPro paints with premium brands such as Jotun, Dulux and National Paints, and we can use a brand you prefer.

AreaSuggested finishWhy

Bathrooms and damp-prone areasMoisture-resistant, anti-mould paintResists humidity and mould
Doors, frames and trimEnamel or semi-glossHard-wearing and easy to clean
Villa exteriorWeather-resistant exterior paintProtects against UV, heat and dust

Lighter colours reflect heat and make rooms feel larger. Test a sample patch in morning and evening light before you approve the colour. See Property Finder’s guide to paint types and finishes for more on paint types.

Why Is My Paint Peeling or Bubbling?

Peeling, bubbling and powdery paint usually mean moisture is getting into the wall. New paint will not fix that and will fail again. Common causes are a leaking pipe or AC drain, a roof or balcony leak, damp behind a bathroom wall, or poor surface prep on the first paint job.

We find the source first. If the cause is a leak, our plumbing team or waterproofing service can deal with it before we repaint. Damp patches will come back through new paint, so we fix the cause first through our damp wall repair service.

How Often Should You Repaint in Dubai?

Villa exteriors usually need repainting every 5 to 7 years with a high-durability paint, depending on the manufacturer’s guidance. Interiors need repainting when walls look marked, faded or worn, and busy rooms such as kitchens and hallways wear out sooner. Rental properties are often repainted between tenants. Regular cleaning and quick touch-ups make paint last longer.

How a FixPro Painting Job Works

  1. Send photos. Share pictures of each room or the villa exterior on WhatsApp, with the number of rooms and the colours you want.
  2. Get a clear quote. We confirm the scope, the paint and finish, the price and the start date in writing. For larger villa jobs we visit and measure.
  3. Prep the surfaces. We cover furniture and floors, fill cracks and holes, sand rough areas and apply primer where needed.
  4. Paint in coats. We apply the agreed coats with the right tools for walls, ceilings and woodwork.
  5. Check and clean up. We walk through the finished job with you, touch up any marks and clear up before leaving.

If the walls turn out to need more repair than expected, we stop, explain and quote before doing anything more.

Villa and Apartment Painting in Dubai

Villa painting covers interior rooms, high ceilings, stairs, doors, boundary walls, garages and the exterior façade. Exterior work is best done in the cooler months, because extreme heat can make paint dry unevenly and blister. Colour matching on existing walls is easier when the old paint is recent.

Apartment painting covers walls and ceilings in studios up to full apartments, plus feature walls, touch-ups and move-in or move-out repainting. Building rules often limit working hours, so tell us your building and we will plan around them.

Is the Cheapest Painter in Dubai the Best Choice?

Not usually. A very low price can mean thin coats, no primer, cheap paint or extra charges added later. Customers of Dubai painting companies praise punctual, tidy teams and a smooth finish. Complaints focus on late visits, mess, uneven coats and prices that change after the work starts.

Ask every painter these questions before you book:

  • Is the price fixed, and does it include paint, primer, prep and VAT?
  • Which paint brand and finish will you use, and how many coats?
  • Will you protect furniture and floors, and clean up afterwards?
  • How long will the job take, and how many painters will come?
  • Will you repair cracks and damp spots first?
  • Who do I contact if I see a problem after the job?

Painting FAQs

How much does painting cost in Dubai? Apartments typically cost from about AED 400 for a studio to about AED 1,700 for a 4-bedroom, and villa interiors from about AED 1,700 to AED 3,500. Rooms cost about AED 300 to AED 400, and exteriors are charged per square metre. The final price depends on wall condition, coats and paint.

How long does it take to paint an apartment? Smaller apartments are quicker than larger apartments and villas. Time depends on wall condition, the number of coats and how many painters work on site. We confirm the schedule when we quote.

Do I need to repaint my apartment before moving out in Dubai? If you changed the wall colour, you normally need to restore it. Normal wear and tear is usually the landlord’s responsibility, but your contract decides. Check it and agree on the condition in writing.

Can a tenant ask the landlord to repaint? Yes, if the walls need it because of damage or reasonable wear and tear. The law does not set a yearly repaint, so it is not automatic.

Which paint is best for Dubai weather? Use washable, humidity-resistant paint inside and UV-protected, weather-resistant paint outside. Premium brands such as Jotun, Dulux and National Paints hold colour and wash better than basic paint.

When is the best time to paint a villa exterior in Dubai? The cooler months of the year. Extreme summer heat can cause uneven drying, brush marks and blistering.

Why is my paint peeling? The usual cause is moisture from a leak, damp wall or roof or balcony seepage, or poor prep. Repainting without fixing the cause means the paint fails again.

Do you move furniture and protect floors? We cover furniture and floors before painting. Tell us if the home is furnished or has fragile items so we can plan the job.

Does the price include paint and VAT? We state what the quote includes, including paint, prep, primer and VAT, before the work starts. Ask every painter the same question, because many prices are quoted without VAT.

How do I get a painting quote? Send photos of each room or the exterior on WhatsApp with the number of rooms, the colours and whether the home is furnished. For villas and bigger jobs we visit first, then confirm the price before work starts.
