Waterproofing Services in Dubai

Most water damage in Dubai villas and apartments starts small: a hairline crack in a roof slab, a failed joint around a shower tray, or a pool shell that slowly loses water. FixPro finds where the water is actually coming from, removes the failed layer, and applies a waterproofing system suited to the surface and the exposure. We work on villas, apartments and commercial properties across Dubai.

What Our Waterproofing Service Covers

  • Roof and terrace waterproofing: membrane or liquid-applied systems for flat roofs, terraces and balconies, including falls to drains so water doesn't sit on the slab.
  • Bathroom and wet-area waterproofing: under-tile waterproofing for showers, bathrooms, kitchens and laundry rooms, usually done as part of re-tiling or a renovation.
  • Swimming pool and water feature waterproofing: sealing pool shells, balancing tanks and water features that are losing water.
  • Basement and foundation waterproofing: treatment for damp walls, seepage and below-ground leaks.
  • Water tank waterproofing: lining concrete water tanks to stop leaks and keep the water clean.
  • Crack and leak repair (PU injection): injecting polyurethane into active leaks and structural cracks where full stripping isn't needed.

Signs You Need Waterproofing

  • Damp patches, bubbling paint or peeling plaster on ceilings or walls
  • Water stains below a bathroom, terrace or roof
  • Tiles that sound hollow or grout that stays dark after showering
  • A pool that loses more water than evaporation explains
  • Musty smell or mould in cupboards and corners
  • Leaks that show up after rain or after the AC has been running

Dubai's heat and strong sun break down old membranes and sealants faster than in milder climates. When heavy rain does come, weak roofs and terraces show it straight away.

Damp Wall, Seepage and Wall Leakage Repair in Dubai

Damp walls are one of the most common problems we see in Dubai villas and apartments. Paint bubbles, plaster turns soft or powdery, a dark patch spreads at the bottom of a wall, or a cupboard starts to smell musty. Repainting hides it for a few weeks, but the damp comes back because the water is still getting in.

In Dubai, damp and seepage usually come from one of these:

  • A hidden plumbing leak inside the wall or under the floor
  • Failed waterproofing under a bathroom, kitchen or laundry floor
  • Water from a roof, terrace or balcony above
  • AC condensate lines that leak or block
  • Cracks in external walls that let water in during rain or irrigation
  • Ground-floor and basement walls taking in moisture from below

How we fix damp walls:

  1. Find the source first. We check the areas above and around the damage, not just the stain.
  2. Fix the source: repair the pipe, re-waterproof the wet area, seal the crack or treat the wall.
  3. Let the wall dry, then remove damaged plaster and paint.
  4. Re-plaster and repaint so the wall is back to normal.

If the cause is a pipe, our plumbing team handles the repair. The finishing work is done by our painting team, so you deal with one company from start to finish.

How It Works

  1. Inspection and leak tracing: we check the affected area and the areas around it to find the actual source. The damp spot is often not directly under the leak.
  2. Written scope and quote: you get a clear scope of work: which areas, which system, what's being removed, and the timeline.
  3. Surface preparation: we remove failed coatings, tiles or screed where needed, and repair cracks and joints.
  4. Waterproofing application: we apply the chosen system with correct overlaps, corner details and drain connections. Most failures happen at these details.
  5. Flood test and handover: where the area allows, we water-test it before tiles or finishes go back on, then hand over.

Frequently Asked Questions

Why are my walls damp in Dubai?
Most damp in Dubai homes comes from water getting in somewhere it shouldn't: a hidden pipe leak, failed waterproofing under a bathroom or terrace, a leaking AC drain line, or cracks in an outside wall. Humidity alone rarely causes a spreading damp patch. If the patch grows or comes back after painting, there is a water source to find.

Can you repair a wall that was damaged by water?
Yes. We find and fix the source first, let the wall dry, then remove the damaged plaster and paint, re-plaster and repaint. Repairing the finish without fixing the source only lasts a few weeks.

How much does damp wall or seepage repair cost in Dubai?
It depends on what is causing the damp, how big the affected area is, and whether plumbing or waterproofing work is needed before the wall is repaired. We inspect first and give a fixed written quote before any work starts.

How do I know where a leak is coming from?
Water travels along slabs and pipes before it shows, so the stain is often some distance from the source. We check the areas above and around the damage before recommending any work.

Can you waterproof a bathroom without removing the tiles?
For small leaks at joints or around fittings, re-grouting, sealing or PU injection can work. If the membrane under the tiles has failed, the tiles have to come up so it can be replaced. Anything else is a short-term fix.

How long does roof waterproofing last in Dubai?
It depends on the system, the preparation and how exposed the roof is to sun. A properly prepared roof with a UV-resistant system lasts far longer than a coating put over a failed layer. We explain the expected life of each option in the quote.

Do you handle the repairs after the leak is fixed?
Yes. We can re-tile, re-plaster, repaint and fix any damaged plumbing, so the area is finished, not just dry.

What warranty do you offer on waterproofing work?
We provide a 1-year workmanship warranty as standard. We confirm the exact coverage for your job in writing with your quote.
